Many investors choose to find ways to bring in income without taking up another job or professional career path. Acquiring investment property is an easy way to achieve this in a way that will improve your net worth and financial future, without impacting heavily on your lifestyle. We believe this is very important and abide by the following rule ‘you are an investor, not a landlord’. Because there should be no reason for your current lifestyle to be compromised, the decisions you make surrounding the purchase of an investment property are critically important. Here are some investment property tips for newbies:
Ensuring you have purchased an exceptional property is the key to successful property investing. As we do not believe second hand property is a good investment, we find that land which is being resold is the best option and when the market is down, it is the best time to buy! In a market ‘slump’, often these properties will sit for several months and as the vendor gets more and more desperate, the price they are willing to sell for will become less and less. The key is to be at the right place at the right time and the only way this can be achieved (other then luck), is to regularly visit the area until the price is right! Now if we remember the rule ‘you are an investor, not a landlord’, do you really have the time to spend in Australia searching for an exceptional property? Do you really want to spend thousands of dollars on airfares, accommodation and rental cars? We know how time consuming and costly this process can be as we travel to Australia once a month, for 4-5 days covering up to 2000kms every trip. The sole purpose of these trips is to find our clients these exceptional deals, and we will more often then not ‘watch’ a block of land over a series of months before we can negotiate a price we are happy for our clients to pay. So why would you spend the time and money yourself when we will do it for free?!!
Finance structures, if not set up correctly could have a negative impact on your investment. Often people are misled into believing that an Australian mortgage broker is the best choice, being based in Australia…this is not necessarily true. Because Australia has a very different tax system, an Australian mortgage broker may not understand the New Zealand tax system and therefore can seriously disadvantage you by setting up the lending structures incorrectly. We have seen this happen numerous times. You must ensure when arranging your lending requirements, you seek advice from a qualified, New Zealand financial advisor and a New Zealand accountant, both with experience in Australian property.
After the sale is finalized start getting the home ready for new occupants. Hiring a lawn care company is one way to add instant curb appeal to the outdoor areas. Paint professionals can place a neutral tone on the walls to hide imperfections. Tear out stained or smelly carpeting throughout the home. Wooden floors and tiled flooring can simply be cleaned. Hire a management company for conducting background and employment checks.
A good property manager is vital but unfortunately often difficult to find. Their job is to tend to your investment property so that you don’t have to! A good property manager will find a suitable tenant, conduct 4 inspections per year to ensure the tenants are looking after your investment, provide you with copies of these inspection reports, ensure that you are getting the best possible rent for the current market, ensure that the tenants are paying their rent, and deal with any issues which may arise in the normal course of owning a property. They can even pay your rates if you instruct them to do so. Their job is to make the owning of a property as easy for you as possible. If you are unhappy or questioning your property manager’s performance, it is wise to let your property manager know how you feel immediately and if there is no improvement, seek other property managers in the area. You want to be aware of what commission the property managers will charge therefore we suggest obtaining several quotes from different management companies before making your final decision.
